What makes remodeling a rural Hill Country home different?
Three things a city remodel never has to solve. On-site wastewater: adding a bedroom or bathroom can legally require your septic system to be re-permitted or expanded, and the drainfield has fixed setbacks from any new foundation. Private well: hard limestone-aquifer water and a fixed pressure/flow ceiling dictate fixture and appliance selection. County permitting: outside city limits you deal with county development and environmental health offices — often including Edwards Aquifer recharge-zone review — not a municipal plan desk. Discovering any of these after demolition is what turns a remodel into a stalled job site.
Why it is called the Riverbend Framework
A river bend is where the water slows down, drops what it is carrying, and changes the ground it runs through. That is the useful metaphor for the front end of a rural remodel: the work that looks like delay is the work that determines whether the project holds together.
Nearly every rural remodel that goes badly goes badly for the same reason — construction started before the site's constraints were known. The drainfield is where the addition was going to go. The well cannot supply the fixture count on the drawings. The aquifer review adds eight weeks nobody budgeted. Discovering that with the walls open is expensive; discovering it in Phase 1 is a design decision.
Septic: the constraint people find out about last
On-site sewage facilities in Texas are permitted based on the number of bedrooms and projected daily flow. Adding a bedroom changes the required capacity of your system. Adding bathrooms increases flow. Either can require a system modification, a new permit, or in older systems a full replacement — and an aerobic system carries setback distances from foundations, driveways, and property lines that your addition footprint has to respect.
We pull your existing OSSF permit and as-built from the county early, verify the drainfield location on the ground rather than trusting the drawing, and confirm the addition fits before it is designed. If the system needs work, that cost is in the proposal from the start instead of arriving as a change order in month three.
Well water: designing to your actual flow
A private well has a real, measurable ceiling on simultaneous demand. A remodel that adds a primary bath with a rain head, two body sprays, and a soaking tub can exceed what your pump and pressure tank deliver — and the symptom shows up the first week you live in the finished house.
We measure flow and pressure during discovery and size the fixture package to it, or scope the pump, pressure tank, or storage upgrade that the design actually requires. Hard limestone-aquifer water also drives real selections: softener loop location, scale-tolerant valve bodies, tankless water heater compatibility, and finishes that will not spot permanently.

Phase 1 — Site and systems discovery
Before design is finalized we locate and document what is actually on your property: septic tank and drainfield location with as-built setbacks, well head and casing position, pressure tank condition and measured flow rate, electrical service capacity, and where your property sits relative to the Edwards Aquifer recharge and contributing zones. This is the phase that gets skipped, and it is the phase that causes stop-work orders.
Phase 2 — Permit path mapping
We identify every authority with jurisdiction over your specific scope and address, and the actual sequence and timeline between them — county development services, on-site sewage facility (OSSF) authorization, floodplain review, aquifer protection review, and any HOA or architectural committee. You get that sequence in writing, with realistic durations, before you sign a construction contract. In this region the permit path frequently drives the schedule more than the construction does.
Phase 3 — Scope, allowance, and change-order terms
An itemized scope, line by line, with named allowances for the selections you have not made yet — so an "allowance" cannot quietly become an overage later. The change-order policy is defined up front: what triggers one, how it is priced, and that nothing proceeds without your written approval. Structural unknowns behind existing walls are disclosed as unknowns rather than absorbed into an optimistic fixed price.
Phase 4 — Sequenced build with systems protection
Construction sequenced so heavy equipment never crosses the drainfield, the wellhead is physically protected, and no phase strands you without water or waste service. Daily updates and a defined single point of contact. Do I need a permit to remodel outside city limits in Hays County?
Usually yes, though not the same permits a city would issue. Depending on scope and location you may need county development permits, on-site sewage facility (OSSF) authorization, floodplain review, and Edwards Aquifer recharge-zone review. Interior finish work may need little; anything touching the footprint, plumbing count, or drainage almost always does. We map your specific path in Phase 2.
Will adding a bathroom force me to replace my septic system?
It might. OSSF permits are sized to bedroom count and projected daily flow, so added fixtures or bedrooms can require modification, re-permitting, or replacement — and setbacks limit where the addition can physically go. We resolve this in discovery, before design, because it can change the plan entirely.
How do you handle change orders?
In writing, priced, and approved by you before the work happens. The policy is in the contract, not improvised on site. Where we know a condition is genuinely unknown — framing behind an existing wall, subfloor under old tile — we disclose it as an unknown up front rather than pricing it optimistically and revisiting it later.
Can you work around us living in the house?
Usually, and it changes the sequencing. We phase so you are never without water or wastewater service, isolate work zones with dust containment, and set a defined daily-update contact. Tell us at discovery — occupied builds are sequenced differently from vacant ones.
